Honestly, I don't think I'm going to bother with the level 4 upgrade, unless I've got a ton of money on hand and nothing else to spend it on :/. I don't really care about the bears, so I don't feel like I'd be missing anything.

It just adds a second story, and other than having the bears, it's just more space. Not very necessary.

If you don't have any other pets, then I'm pretty sure you could have the cub at level one.

I made about 4000g a day once I got a full barn and cook. And when my crops harvested I made about 35000g in one day. xP
